Asset Manager provides transactional support to a client service team, such as due diligence, basic analysis, document review and closing issues. Manage an existing portfolio of assets to include financial analysis and ongoing monitoring of portfolio. Responsible for the oversight and management of a direct LIHTC portfolio up to approximately 60 assets. A key job function is to analyze and negotiate all capital transactions such as refinancing and end of asset life exits; Analyze, negotiate and work with counsel on partnership amendments; Work with general partners on (and consultant, if needed) any compliance issues and maintains a strong relationship with the general partner.
Functional Role Description:
Actively manage existing portfolios through routine monitoring activities (Prepares Annual Reviews and Annual Review Addendums, Stay/Leave Analysis )
Review and analyze K-1 tax returns and audits, as per policy and procedures
Makes recommendations on the need for benefit updates
Prepare meaningful Pro-formas
Works with Equity Administrators to maintain accurate data in CARMA and EDR
Role Qualifications:
BA/BS
7+ years Asset Management Experience
3+ Years in LIHTC Industry
Strong Understanding of Real Estate Spreadsheets and income statements
Strong understanding of capital accounts
Strong understanding of LIHTC benefit schedules
Ability to identify and find resolution to compliance issues
Has completed 1 LIHTC compliance course
Experience in negotiating end of life of assets and in workouts
